The Penthouse apartment in downtown’s Pendry Residences Tampa hotel and condo tower has hit the market at $45.5 million — setting a new record-high list price tag among the string of luxury residences emerging throughout the region.

Currently, the duplex penthouse at the Waldorf Astoria Residences in St. Petersburg holds the record for the biggest condo sale in Tampa Bay history. That 10,684-square-foot penthouse sold in July for $27 million, Bloomberg reports.

The Pendry’s 38-story tower is designed by Miami-based architecture firm Arquitectonica and is being built by Two Roads Development. Still under construction, the tower combines 200 private residences with 220 Pendry-brand hotel rooms.

Once complete, the tower will feature hotel rooms on the first 14 floors, with a second-floor speakeasy as well as a pool, spa, fitness center, event space and restaurant on floors 12 and 14, developers say. The remaining floors will house residences currently selling at prices ranging from $1.8 million to $5.5 million, according to the Smith and Associates website

Residents will have full access to all hotel facilities and amenities as well as a private valet drop-off and lobby lounge, residential pool and owners’ lounge. Construction on the tower is anticipated to be completed next year.

The Pendry’s penthouse is on the building’s southern side and offers panoramic views of downtown Tampa and the Hillsborough River. Renderings for the penthouse, released by the development team, feature expansive private terraces, 10-foot ceilings with floor-to-ceiling windows and a custom-designed kitchen, according to Pendry. Contemporary interiors are designed by Toronto-based hospitality firm Studio Munge.

Renderings show the tower’s elevator opens into the penthouse’s private entry foyer, which leads into a living room equipped with a bar and grand staircase to the rooftop terrace. That space includes a pool and hot tub, outdoor bar and kitchen, as well as a bathroom and outdoor shower.

Inside, designs for the penthouse include a private theater with snack station, an office and a fitness room. The primary bedroom is given its own wing of the penthouse with a private terrace, dual closets and an en suite bathroom with soaking tub and walk-in shower.

In all, the more than 10,000-square-foot home has six bedrooms, seven full bathrooms and two partial bathrooms with more than 1,800 square feet of outdoor space on the main level in addition to 2,592 feet of rooftop terrace space.

Miami-based Two Roads Development is the luxury real estate developer behind such properties as the Four Seasons Residences in the Bahamas and Las Vegas and numerous residences throughout Miami and West Palm Beach. The Pendry marks the developers first foray into the Tampa market.
