First phase of golf course renovation complete
The Club at Olde Cypress in Naples has reopened its newly reimagined clubhouse following the completion of Phase I of a $16 million dollar renovation. The project is being overseen by the club’s owner, Stock Hospitality, part of the Stock Family of Cos. Phase II of the renovation, set to conclude in the coming weeks, will introduce the highly anticipated Greenside Grille, the release states, along with an outdoor bar and patio designed for relaxed alfresco dining and social connection. The first phase of the project, according to a statement, includes: a redesigned Bar, Members’ Grille Room and Main Dining Room; the Cypress Room, a multipurpose gathering space anchored by a grand piano and designed for intimate social events and member programming; a private Dining Room and more.
Office complex sells for nearly $40 million
Harborview Plaza in Tampa has sold for $39.5 million. The 206,329-square-foot office complex sits on 6.7-acres in the city’s Rocky Point neighborhood. The buyer is Banyan Street Capital along with Lafayette Street Capital. The seller is Atlanta based Cousins Property, which paid $49 million for the property in 2015. Banyan has already started working on a capital improvement plan that will include a new lobby, tenant lounge, café, elevator modernization and the construction of a waterfront outdoor patio. CBRE was involved in the deal, working to secure the financing and with Christian Lee and Sean Kelly representing Cousins. JLL’s Jim Moler and Deana Beer have been hired to oversee the leasing.
Developer chosen for housing, commercial project

A major redevelopment that will bring a mixed-use project with affordable housing and commercial space to a section of downtown Tampa is one step closer to reality. Tampa city officials have selected a developer for the redevelopment of four city-owned properties north of downtown. The project, for which a Request for Proposal was issued last year, includes the site of the long-shuttered Army Navy Surplus Market. The developer to win the RFP is PMG Affordable, a division of Miami based Property Markets Group. The development team, the city says in a statement, includes the Tampa Housing Authority, Bank of America Community Development Co. and DuCon. According to the statement, PMG has proposed a total of 1,150 residential units, 70% of which will be set aside for affordable and workforce housing. The proposal, a city spokesperson says, also includes 28,000 square feet of commercial space with the overall design focusing “on high-quality public spaces, streetscapes, connectivity and walkability.” Tampa City Council's approval is needed and the plan is to begin construction mid-year with the work completed in phases.
Grocers expanding across the region
A pair of grocery giants made news in the region in the past couple of weeks. Publix opened a new store in Clearwater March 5. The 46,791-square-foot store is at 1295 S. Missouri Ave. That was followed a week later with the opening of a store in St. Petersburg, on March 12. The 55,454 square-foot store at 6605 38th Ave N. The Lakeland grocer now has 1,430 stores across the Southeast, 888 of them in Florida. Aldi, meanwhile, opened one store in the region and announced it would open a second in coming months. The just-opened store is in Tampa at 8438 N Armenia Ave. on the site of a former Winn-Dixie. The planned store is in the Wellen Park master planned community. The off -price grocer’s new location there will be at U.S. Highway 41 and Mezzo Drive in the Venice Plaza, a new shopping center. The 12,000-square-foot store is under construction and due to open in the summer. Aldi, according to its website, has 302 stores open or opening in Florida.
Prominent retreat acquires arts center
Following nearly 20 years of ownership, Ringling College has sold the Englewood Art Center in south Sarasota County. The new owner is the Hermitage Artist Retreat, which purchased the property through a quitclaim deed at 350 S. McCall Road at the end of November 2025 for $100, according to Sarasota County property records. The two entities announced the transfer of ownership in a joint statement March 9. On two acres, the Englewood Art Center includes two buildings that total 10,000 square feet. County property records show the property has been assessed at $1.25 million. Ringling College had used the facility as a community hub with gallery, studio and classroom space before closing it last spring. The Hermitage Artist Retreat, an arts incubator and multidisciplinary artist retreat based about 5.5 miles away on Manasota Key, anticipates making some changes to the use and operation of the facility, according to a statement. It plans for the property to function as a multidisciplinary arts center. In addition to providing space for visual art installation, it will serve as a venue for public programming that spans dance, music, theater, visual art and literature, among other art forms.
Prime land near hospital listed for $25M

A 3.4-acre parcel in Sarasota is on the market for $25 million. The property, listed by Ian Black Real Estate, is just north of Sarasota Memorial Hospital at 1425-1427 South Tamiami Trail. The property includes a 13,500-square-foot building that’s 80% occupied. The now-closed 99-room Baymont by Wyndham Sarasota is also part of the acreage. The firm, in a statement, says the property is being marketed as a mixed-use redevelopment opportunity and it has included in the marketing a plan that “envisions” an eight-story, 246 room dual-brand hotel and a six-story, 279-unit wrap-style residential building. Plans also call for three levels of structured parking with approximately 402 spaces and a shared fourth-level amenity deck with a pool, according to a statement. Ian Black, the Sarasota commercial real estate firm, brokered the sale of the retail building last year for $7 million, announcing at the time that the same buyer now owned 3.5 continuous acres “which makes this site more viable for future development.” As for the hotel property at 1425 S. Tamiami Trail, it sold to Blue Waters for $8 million in 2022, according to Sarasota County property records. Ian Black’s Jag Grewal is representing the seller.
