231-unit apartment complex to start construction in Manatee County

A multifamily housing project is set to start construction in Manatee County. Called Tallevast, the complex will bring 231 apartments to Tallevast Road, about three miles from Sarasota-Bradenton International Airport.

The complex will be at 2750 Tallevast Road on a 10.8-acre property. After Indianapolis-based multifamily developer Milhaus recently closed on the construction loan and land acquisition, construction will begin in March.

Tallevast will consist of five three-story garden-style buildings and a resident clubhouse with swimming pool, fitness center, yoga space and co-working area. Pickleball courts, EV charging stations, a pet spa and 400 parking spaces will round out the offerings. Floor plans will range from studio to three-bedroom apartments, from about 600 to more than 1,300 square feet. Each unit will have quartz countertops, stainless steel appliances and in-unit washers and dryers.

BMO Financial Group provided construction financing for the project, while Marble Capital is serving as an equity partner, according to a statement. The transaction marks the first deal between Milhaus and Marble Capital.

The estimated cost of building the project was not immediately available.

Jacksonville Beach-based multifamily and student housing general contractor FaverGray will handle construction, which is expected to be complete in November 2027. Leasing will start in summer 2027.

"This project represents a strategic opportunity to address the Class A housing shortage in one of [the] Sarasota-Manatee region's most promising growth corridors," Brad Vogelsmeier, vice president of development for Milhaus, says in the statement.

Milhaus has ties to multiple properties around the region. It developed and manages Canopy at Babcock Ranch in Punta Gorda. The company also manages Integra Palms in Riverview. Milhaus developed Artistry in St. Pete, which it sold in 2021; Versol in Bonita Springs, which it sold in 2022; Notch and HITE in Tampa, which it sold in 2022; and Lector 85 in Tampa, which it sold in 2024. The company has $2 billion in assets under management and 11,000 units developed and under construction around the country.
