68-acre development lands TJ Maxx, Ulta
The developers behind Midtown at Bonita in Lee County have signed two national tenants — TJ Maxx and Ulta Beauty — for the retail portion of the project currently under construction. With the additions, the commercial piece of the 68-acre project is nearing 100,000 square feet of leased space. The pair will join a roster that already includes Jeff’s Bagel Run, Gelato & Co., LowBrow Pizza, Mathnasium and a dental office operated by Pacific Dental Services. The Zuckerman Group is the developer behind Midtown at Bonita on Bonita Beach Road, just off Interstate 75. When complete, it will include 315,000 square feet of retail, restaurant, wellness and entertainment space along with apartments. There are also plans to build a hotel on the site.
Apartment -eady property listed for sale
A 13.5-acre parcel set aside for apartments in Punta Gorda is on the market. The property is at 27750 Bermont Road and, according to the listing, has 9.58 acres for multifamily use along with 3.95 acres of commercial land. The asking price: $3.4 million. The current owner is a Green Cove Springs LLC that paid $100,900 for it in 2006. According to the listing from the Tampa based commercial real estate firm The Ross Realty Group, previous plans called for 96 apartment units to be built on the site along with a clubhouse. The firm’s Elliott Ross and Chris Shryock are the listing agents.
Industrial portfolio brings nearly $8 million
A 33,750-square-foot, three-building small-bay industrial portfolio in Naples has sold. The buyer is a local LLC that paid $7.95 million for the property at 5510-5550 Shirley Street. According to Marcus & Millichap, which represented the seller SS Naples, the portfolio was fully occupied with 10 units leased to seven tenants. All the leases are triple net with one tenant leasing an entire 11,250-square-foot building, the firm says. The property sits on 2.37 acres west of Interstate 75. Marcus & Millichap’s Howard Bregman, Barry Wolfe and Alan Lipsky listed the portfolio.
Downtown office tower nears full occupancy

Thousand & One, Water Street Tampa’s first office tower, has landed two new leases— bringing the building closer to full occupancy. The property’s developer, Strategic Property Partners, says the leases are with the long-term tenant RSM, which has expanded its footprint in the building, and the real estate firm Berkadia, which is relocating its Tampa headquarters there. The accounting and advisory firm RSM — the first tenant to sign a lease for Thousand & One in 2019 — has increased its space in the building by 4,262 square feet, bringing its total space to nearly 20,000 square feet. Berkadia, an investment sales, mortgage banking and servicing solutions firm, is taking about 6,000 square feet. It is moving from its current office in downtown Tampa’s Urban Center at 4830 W. Kennedy Blvd. later this year, according to SPP. The 42-story, 360,000-square-foot Thousand & One office tower is at 1001 Water St. It opened in 2021 and is currently 95% occupied.
Phase one complete in $70M school project
Construction firm JE Dunn has completed the first phase of a $70 million school project in Pasco County. The work at Gulf Middle School in New Port Richey is part of what the firm calls a three-phase campus improvement initiative. It includes 64,500 square feet of renovation and 110,500 square feet of new construction. Phase one, the firm says in a statement, includes selective demolition, utility relocation, site clearing and the relocation of two existing chillers. The second phase, which has begun, includes site work, new utilities, a sports track and field, the interior renovation of the cafeteria, the renovation of an existing two-story building, a new central energy plant and a new classroom building. The final piece will include the demolition of seven buildings, as well as the construction of the main parking lot, entry canopies and a new pond.
Hotel conversion project obtains $30M loan
The Still Property Group, a developer specializing in residential conversion projects, has completed the transformation of a Polk County hotel and has borrowed $30 million to carry it through until the property is leased up. The property, at 1150 3rd St. SW, was a 330-unit downtown Winter Haven hotel, which was converted into a 238-unit multifamily community with 4,500 square feet of ground-floor retail. The loan refinances prior construction financing and “supports the asset as it approaches stabilization,” according to a statement. The company declined to give a specific timeframe or to disclose the terms of the loan issued by Bridgeinvest. The project, the Jade, is made up of 182 one-bedroom and 56 two-bedroom apartments. The average unit size is 571 square feet. The first 144 units were delivered mid-2024, with the remaining 94 units expected to be completed imminently.
55-and-up complex up for sale

A recently completed apartment complex for adults ages 55 and up has been put on the market near Venice. Solea Wellen Park, which was finished in 2025, was listed by JBM Institutional Multifamily Advisors. The 9.15-acre community is at 19315 West Villages Parkway, just off U.S. Highway 41. It is within the Wellen Park master planned community. JBM, which has offices in Naples, Orlando and St. Petersburg, did not include an asking price in the listing and the company’s chairman and CEO Jaime B. May did not respond to a request for comment. Solea Wellen Park was built by Sparrow Partners, an Austin-based multifamily developer. Sparrow Partners purchased the property for $3.06 million in 2022, according to Sarasota County property records, which show that in 2025, it was assessed at $30.69 million. Solea Wellen Park has 204 units in a four-story building. Floor plans range from 505 square feet for a studio to 1,285 square feet for a three-bedroom, two-bath apartment. The average unit is 898 square feet. Apartments come with wood-style plank flooring, walk-in closets, granite countertops, Whirlpool appliances, under-cabinet lighting, full-size washers and dryers and either gated yards or large balconies. As of March 4, rents started at $1,738 for a 505-square-foot studio and topped out at $2,999 for 1,285-square-foot three-bedroom unit. On its website March 4, Solea Wellen Park was advertising two-months free.
