Water Street Tampa’s first office tower has landed two new leases, Strategic Property Partners, LLC announced Monday, bringing the building closer to full occupancy. 

Thousand & One, the 42-story, 360,000-square-foot office tower in the heart of Tampa’s Water Street district, now sits at 95% occupancy as long-term tenant RSM expanded its footprint in the building and real estate firm Berkadia has relocated its Tampa headquarters there. 

At 1001 Water Street, Thousand & One has seen steady leasing gains since opening in 2021, a release says, attracting a diverse mix of companies including financial services, real estate firms, professional services, public affairs firms and restaurants. 

Accounting and advisory firm RSM — the first tenant to sign a lease for Thousand & One, in 2019 — has increased its square footage in the building by 4,262 square feet, according to the release. That brings the company’s total lease to nearly 20,000 square feet, housing about 300 employees. Headquartered in Chicago, RSM US LLP employs more than 16,800 professionals across nearly 100 offices in the United States, Canada, India and El Salvador.

“As our business continues to grow across Florida, expanding within Thousand & One allows us to scale while staying rooted in a location that supports our people, our clients, and our culture,” RSM’s Tampa office leader and Florida market leader Danny Jackson says in the release. 

By the end of 2026, meanwhile, Berkadia plans to occupy more than 6,000 square feet in Thousand & One. The national real estate firm is currently in downtown Tampa’s Urban Center at 4830 W. Kennedy Blvd. It provides investment sales, mortgage banking and servicing solutions for commercial property owners. “Thousand & One provides a highly accessible, collaborative environment that enhances client engagement while supporting the continued growth of our Tampa Bay team,” Berkadia Central & North Florida Matt Mitchell Senior Managing Director says in the release 

Thousand & One’s leasing team is led exclusively by Franklin Street, which is negotiating the remaining building space.
