A newly built apartment complex for adults ages 55 and up has been put on the market near Venice. Solea Wellen Park, which was completed in 2025, was listed by JBM Institutional Multifamily Advisors.

On 9.15 acres on West Villages Parkway, the property includes 204 apartments in four-story buildings equipped with elevators. Floor plans range from 505 square feet for a studio to 1,285 square feet for a three-bedroom, two-bath apartment. The average unit is 898 square feet. Apartments come with wood-style plank flooring, walk-in closets, granite countertops, Whirlpool appliances, under-cabinet lighting, full-size washers and dryers and either gated yards or large balconies.

Amenities at Solea Wellen Park include a 24-hour fitness center, heated pool with zero-entry access and outdoor grilling stations. Other offerings include a dog park, community garden, pickleball and bocce courts, cornhole, fire pits and an event lawn. A 10,000-square-foot clubhouse features a catering kitchen, game lounge with billiards and a card table, craft room, library, business center and complimentary coffee bar. 

Tenants also have the option of renting detached garages, shaded carports, storage units and wine lockers.

Solea Wellen Park was created by Sparrow Partners, an Austin-based multifamily developer. Sparrow Partners purchased the property at 19315 W. Villages Parkway for $3.06 million in 2022, according to Sarasota County property records, which show that in 2025, it was assessed at $30.69 million.

JBM Institutional Multifamily Advisors put out the call for offers at the end of February. The brokerage has a lifetime transaction volume of $20 billion and over 176,000 units.
