68-acre Lee County project adds tenants, including popular donut shop

Midtown at Bonita, a mixed used project just off Interstate 75, signed leases with five restaurants and retailers as it adjusts its commercial space.

Five more retail and restaurant tenants, including a popular Naples donut shop, have signed leases to move into Midtown at Bonita, a 68-acre development in Lee County.

The new businesses will join TJ Maxx and Ulta Beauty, which were announced in February and a roster that includes Jeff’s Bagel Run, Gelato & Co., LowBrow Pizza, Mathnasium, Mason's Famous Lobster Rolls, Three Sixteen Café and a dental office operated by Pacific Dental Services.

With the five new leases signed and a pipeline of deals in the works, buildouts are expected to begin in the coming weeks, with the first openings expected by year's end, the Zuckerman Group says in a statement. 

Midtown at Bonita is being built on Bonita Beach Road just off Interstate 75. When complete it will include retail, restaurant, wellness and entertainment space.

There are also plans for 165-key boutique hotel and the Paradiso Bonita Springs, a luxury apartment community, which is near completion.

In February, Zuckerman said the pedestrian-friendly retail portion of the project began construction in November and that several retail buildings were already close to being topped off. The first tenants, the developer said at the time, were expected to take possession of their spaces this spring and begin building out their interior spaces.

A spokesperson says no retail portions of the project are open to the public just yet and that the development is on track to see the retail openings begin by the end of this year.

In the statement announcing the new tenants Thursday, Zuckerman says that while approved for 315,000 square feet of commercial space, “Midtown is being intentionally scaled to approximately 175,000 to 200,000 square feet to create a more curated, walkable environment.”

New tenants include:

  • Dana Tyler Boutique, which sells jewelry, apparel, accessories, and gifts.
  • Airport Donuts, a Naples craft donut concept.
  • Prime IV Hydration & Wellness, which will offer IV drip and injection therapies.
  • Fresh Monkee, which serves shakes using fresh fruits, vegetables, nut butters and minimal added sugar.
  • Mattress Warehouse
