Builder plans 299-home community in fast-growing Pasco neighborhood

An Atlanta-based homebuilder known for building communities for the “move-up buyer” announced plans this week to bring 299 homes to the fast-growing Wesley Chapel area of Pasco County. 

National homebuilder PulteGroup has finalized the purchase of a 136-acre property along Kenton Road and to the south of Elam Road, which will become its latest community: The Enclave at King Lake. PulteGroup declined to disclose the purchase price for the property. 

King Lake Partners Owner LP, which is linked to a Greenville, South Carolina-based real estate company called Long Key Development, had previously purchased the parcel of pasture land in 2022 for $17.8 million, county records show. Records had not been updated to reflect the Pulte purchase price. 

In one of the fastest-growing areas in Tampa Bay, The Enclave at King Lake will offer a mix of 192 townhomes and 107 single-family homes, according to a release from PulteGroup. Development is expected to begin this August, with sales slated to start in late 2027. 

One- and two-car garage townhomes will range in size from approximately 1,451 square feet to 1,879 square feet, the release says, while single-family homes will range from 1,707 square feet to 3,162 square feet. The homes will all feature modern floor plans, flexible living spaces and “consumer-inspired” designs, the release says. 

Planned amenities for the new community include a resort-style pool, cabana, walking trails, neighborhood parks and open spaces designed for recreation and gathering. 

Over the past decade, Wesley Chapel has emerged as one of the Tampa Bay area's fastest-growing communities, driven by continued residential and commercial investment, access to jobs and educational hubs. Adding to the area's momentum, Johns Hopkins All Children's Hospital recently began construction on a new 114-acre campus less than a mile from The Enclave at King Lake, a project expected to create more than 300 new jobs. 

PulteGroup has operations in more than 40 markets nationwide, according to its website. It posted more than $17 billion in revenue in 2025 and closed on nearly 30,000 homes. The PulteGroup brand portfolio includes Pulte Homes, Centex, Del Webb, DiVosta Homes and John Wieland Homes and Neighborhoods.
