Developer buys 60 acres for apartments, commercial project
Waypoint Development has acquired a 60.8 acre-site in Fort Myers, where it’s planning a four-phase project comprising nearly 1,300 multifamily units and five acres of commercial development. The development company paid $35 million for the property at Daniels Parkway and Interstate 75. Cushman & Wakefield | Commercial Property Southwest Florida, which represented both parties in the deal, says in a statement that the site has an existing easement for the Three Oaks extension, an infrastructure improvement connecting to nearby residential and employment centers. Gary Tasman, CEO and principal broker at the firm, says in the statement that the project “is a $100 (million) to $200 million investment.”
Construction firm wins $77 million school project
Skanska, the Swedish construction firm with a local office, will begin demolition and reconstruction of a Stewart Middle Magnet School in Tampa this month. The $77 million project will create a shared campus for Stewart and the neighboring Just Elementary. According to the firm, when finished there will be nearly 135,000 square feet of educational space. The Stewart portion of the campus will have more than 1,000 student stations and Just Elementary will house about 530 students, Skanska says in a statement. The two schools will share a cafeteria and media center on the property. A gym at the original Stewart Middle will remain, with new lighting and code upgrades. Work, Skanska says, is expected to be completed in early 2028.
Century-old Pinellas landmark sold

The Palm Pavilion Restaurant & Inn, a Clearwater Beach institution for 100 years, has been sold to a pair of local hotel and restaurant companies. Beachside Hospitality Group bought the restaurant and McKibbon Equities bought the inn. The property, on the north side of Clearwater Beach, was sold by the family that has owned it for more than 60 years for $23 million. A spokesperson for Colliers, which represented the sellers, says the new owners are not disclosing what the properties sold for individually. Pinellas County property records have not been updated. The pavilion was originally built in 1926, serving beachgoers for decades. The Hamilton family bought it in 1964 and added the inn in 1988. In the 1990s, the family transformed the pavilion into a full-scale restaurant. St. Petersburg-based Beachside Hospitality will run the 11,869-square-foot Palm Pavilion restaurant at 10 Bay Esplanade, renaming it Crabby’s Beachside Pavilion. McKibbon, based in Tampa, will run the 12,129-square-foot inn at 18 Bay Esplanade. Colliers’ John Gerlach, Jake Gerlach and Cyndi Cushman represented the sellers. Beachside Hospitality Group was represented by John Fahey of SRS Real Estate Partners.
Rays owner buys Pasco property — for homes
Dream Finder Homes has bought a 20-acre parcel at the Saddlebrook Resort and plans to build townhouses and a commercial center there. The homebuilding firm, founded and run by Tampa Bay Rays owner Patrick Zalupski, paid $8.5 million for the land. Saddlebrook is a 480-acre Pasco County resort that’s undergone a $92 million transformation since it sold in 2022. The resort property is off of State Road 54 in Wesley Chapel. Dream Finder’s plans call for the construction of 118 townhouses and a 1-acre commercial center for retail and office use.
Homebuilder acquires development lots
Two Spring Hill parcels have sold to a homebuilder and been combined to build a residential community known as Suncoast Pines. The lots, which total 19 acres, sold for $1.85 million to the DRB Group. They are on Snow Road north of County Line Road and south of Spring Hill Boulevard. Plans are to build 62 single-family homes on 60-foot-wide homesites. Home sales are expected to start next year. Tyler Woody of Tampa’s Eshenbaugh Land Co. represented DRB in the transaction.
Senior living community buys 50 acres
Village on the Isle, a senior living community in Venice, has bought 50.25 acres, where it plans to build a satellite campus. The property is at 2705 East Venice Ave. Village on the Isle paid $21.5 million for it. According to a statement, Village on the Isle is currently fully occupied and has a waitlist. It will open two new buildings later this year, adding 54 independent living units, but both buildings are completely presold. The community sits on 16 acres and, before the new buildings open, has 234 units. The newly acquired property will allow Village on the Isle to build a satellite campus about six miles away on land zoned for 452 multifamily units. Plans for the new campus are being finalized, but the statement says Village on the Isle does not intend to develop the property to its full density “allowing room for long-term growth aligned with its mission.” Construction on what will be called Arbor Vita is expected to begin next year and be completed by 2030.
Brokerage markets 1,600-acre site to homebuilders
A 1,675-acre parcel has been listed for sale in Myakka City. The Manatee County property is at 35905 Clay Gully Road and zoned for residential development — one residence per five acres. The property is next to Terra Nova Equestrian Ranch and, according to the listing, near the future Myakka Golf Club. Capstone Associates says that while it is being marketed as a continuous piece of land, it can be sold whole or broken up — individual tracts of approximately 70 acres, 160 acres, 255 acres. The sale price is marketed as “subject to offer,” but Michael Keating, Capstone’s principal broker, says in a text that he is “expecting it to trade between $35 (million) and $40 million.”
Manatee used car lot sells for $1.25M

A used car lot in Bradenton’s Village of the Arts has sold for $1.25 million, according to SVN Commercial Advisory Group, which brokered the deal. The property is at 1121 14th St. W. in a high-visibility intersection. The buyer is Malpica Investments 1121 LLC, which plans to continue operations as a car dealership, according to a statement. Members of Malpica Investments are Jose and Kelly Malpica of Frisco, Texas, according to state records. The previous owner, Erica Grell from Fort Dodge, Iowa, bought the used car lot in 2021 for $320,000, according to Manatee County property records. Malpica was represented by Carolina Grunbaum of Keller Williams Capital Realty. SVN’s Tony Veldkamp and Matt Fenske represented the seller.
