A used car lot in Bradenton’s Village of the Arts has sold for $1.25 million, according to SVN Commercial Advisory Group, which brokered the deal. The property is at 1121 14th St. W. in a high-visibility corner location at a signalized intersection.
Malpica Investments 1121 LLC purchased the property from Erica Grell and plans to continue operations as a local car sales facility under new ownership, according to a statement. Members of Malpica Investments are Jose and Kelly Malpica of Frisco, Texas, according to state records.
The buyer was represented by Carolina Grunbaum of Keller Williams Capital Realty in Coral Gables. Senior Advisors Tony Veldkamp and Matt Fenske of SVN Commercial Advisory Group represented the seller. Grell, who is from Fort Dodge, Iowa, purchased the used car lot in 2021 for $320,000, according to Manatee County property records. The transaction closed in January.
"Bradenton continues to see strong investor interest in well-positioned retail properties," Veldkamp says in a statement. "This corner location offers the visibility and access that automotive operations require, and the buyer recognized the value in continuing a proven use at an established site in a market experiencing consistent growth."
Situated on nearly an acre, the property includes a more than 1,300-square-foot building constructed in 1970 with an office and two-bay repair shop as well as a fenced rear lot. The location is half a mile from LECOM Park and close to downtown Bradenton.

"The transaction reflects Bradenton's robust commercial market fundamentals,” Fenske says in a statement. "Properties with high traffic counts and good visibility remain highly sought after, and we're seeing sustained demand across multiple asset classes as businesses continue to invest in the Manatee County market."
