Alabama developer, contractor bring 224 apartments to west Pasco

Construction is underway on a new mixed-use, multifamily development in west Pasco County. 

Dobbins Group, based in Birmingham, Alabama, is the real estate investment and development firm behind Charleston Ridge Apartments, a 224-unit, 247,000-square-foot development in New Port Richey.

At 9949 Elyton Loop, the project includes four four-story apartment buildings and six two-bedroom townhomes above 10,000 square feet of commercial space. Capstone Building Corp. is the general contractor on the development, which is expected to be completed in 2027. 

The development brings much needed housing to the rapidly growing area, Dobbins Group says in a release, and represents the company’s “continued commitment to thoughtful growth in high-demand markets across the Southeast.”

“New Port Richey is an exciting area of west Pasco County featuring measurable job growth, and we’re proud to deliver a development that combines quality construction, design, and long-term value for both residents and the surrounding area,” says Eric Morrison, VP of Development of Dobbins Group, in the release.

Its 224 apartment units, accessible by elevator, will be a mix of one-, two-, and three-bedroom floorplans, the release says, with walk-in closets in every bedroom. Residences will feature quartz countertops, smart locks, stainless steel appliances and glass walk-in shower enclosures. Charleston Ridge Apartments also boasts a number of community amenities, including a clubhouse with fitness center, clubroom, lounge, 2,700-square-foot-pool, multiple electric vehicle charging stations, community-wide WiFi and smart access to vehicles and pedestrian walkways. 

Designs for the development also include a small-scale “tenant market” with space for commercial retail or services. 

Also headquartered in Birmingham, Capstone Building Corp. has completed more than 130 projects in 22 states, overseeing both design and construction. The company maintains a satellite office in Tampa.
