While some outdated office buildings sit vacant around the region, new spaces are being developed to cater to the working professionals of 2025. Coworking spaces in the pipeline around the Gulf Coast feature everything from water views to fitness classes to one with a cold plunge.
Those leading newer and in-progress coworking spaces from Tampa to Naples say their offerings cater to clients ranging from companies looking to avoid overhead to solopreneurs seeking community to vacationers.
“We’re seeing a lot of growth,” says Matthew Cozza, vice president of development for Vast Coworking. His company, headquartered in West Palm Beach, owns three different coworking brands: Venture X, Office Evolution and Intelligent Office.
Venture X, which features the largest-footprint spaces of its brands, is currently planning a Tampa location, one of its more than 70 Venture X franchises nationwide. Venture X Tampa Westshore in Harborview Plaza will span more than 30,000 square feet and feature views of Old Tampa Bay.

“When you first walk in, we want to build that wow factor for people,” Cozza says. “You get greeted by the receptionist at the reception desk. But then you have this beautiful view of the outside. You can see the water; you can see the cafe [in the building]; you can see the people mingling in the coworking area. And then we'll have three to four conference rooms in this space as well.”
Venture X Tampa Westshore will provide everything from single desks to private offices for up to 10 employees to suites for larger teams.
The first Venture X opened in 2012 in Naples. In 2016, the company began franchising as part of United Franchising Group, which is the parent company of Vast Coworking Group. The company chose to expand Venture X to Tampa because it had a franchisee who wanted to open a spot there, and the demand is growing.
“We're seeing a lot of entrepreneurs starting businesses,” as well as Fortune 500 companies like Verizon looking for flexible office spaces for their workers, Cozza says, adding: “We're busier now than we've ever been.”
At Babcock Ranch, an all-solar development in Charlotte and Lee counties, there is a coworking space called The Hatchery. “Working at The Hatchery means people are in the heart of town. Steps away from Founder’s Square, the office is an easy walk or quick golf cart ride in,” according to a statement form The Hatchery.
Since the community is in development — Babcock Ranch plans 20,000 homes and sold its 5,000th over the summer — The Hatchery also offers a source of stability and connection That includes members transitioning into a new home and waiting for a home office to be built. The Hatchery coordinates regular events for its members, like luncheons and mix and mingles, and it also offers a reading nook and puzzle station for those who need a screen break.
In the Sarasota area, wealth advisor Gina Tedesco and Realtor Julianna Rose Bertrand recently purchased a 10,000-square-foot building along US 301, just north of downtown Sarasota, for $1.5 million that they plan to turn into what they describe as a “lifestyle coworking space.”
“You can be a professional, getting all of your work done but also taking care of yourself from the inside out,” Tedesco says. “That's what we're giving here.”

Called The Power House, the venue is a smorgasbord of work and work-adjacent options: It will offer child community care programs, offices, fitness classes, a podcast studio, soundproofed telephone booths, coffee shop, content creation rooms, rotating boutiques, conference rooms and beauty services — among other amenities.
“It’s all about rubbing shoulders with people in the community, and … collaboration over competition,” Tedesco says while giving a tour of the facility, which is currently under construction.
Despite it being a hard-hat zone, a community group approached The Power House to find out if it could use its event space, which can hold up to 500 people.
“That's the community speaking, saying, ‘Let's go,’” Bertrand says. “Because this is a huge need.”
In Sarasota, one economic development official says coworking spaces are vital.
“Coworking space continues to be in demand and plays an important role in our growing economic ecosystem,” Erin Silk, president and CEO of the Economic Development Corporation of Sarasota County, says in an email. “It’s more than just a place to set up a laptop — it’s a hub for connection and support.”
A range of workers find the spaces attractive for various reasons, she adds.
“For startups, coworking offers access to wraparound services like business planning and mentoring,” Silk says, “while seasoned founders benefit from the energy and networking with like-minded, creative professionals.
One additional way The Power House plans to contribute is by hosting a business incubator program that can help people get started in finance, real estate and government contracting, among other fields, according to Tedesco. It will be sponsored by the Women’s Power Forum Foundation, which she and Bertrand founded.

Target niche: Entrepreneurs and established businesses, remote workers, entrepreneurs, freelancers, consultants, transient professionals. Amenities: Private offices, dedicated desks, coworking space, virtual office (professional address/mail handling), fully-equipped meeting rooms, event space, global access to all Venture X locations, high-speed internet, unlimited coffee and tea bar, fully stocked café, reception services, 24/7 member access, janitorial services, community/lounge area
Cost to develop: The Harbor View landlord is doing construction on the space. The total estimated initial investment range for a Venture X franchise is $346,500 to $3.37 million, according to the franchise disclosure documents.
Memberships: People can book by the day or hour or sign up for long-term memberships. Community memberships start at $120 a month for five visits, meeting rooms start at $40 an hour, and private offices start at $900 a month.

Cost to develop: $1.5 million to buy the building; construction costs not disclosed.
Memberships: Community memberships start at $200 a month, with access to shared workspaces, private office pods, community lounge and cafe. There are also entrepreneur memberships for $900 a month for a dedicated private office, as well as team membership, which provides three-person access for $2,100 a month and includes an office, private mailbox and business address. Organizational and strategic partnership memberships have custom, undisclosed pricing.

Amenities: Outdoor rooftop working space, high-speed internet, printing, copying and scanning services, discounts at Slater’s Goods & Provisions and Square Scoops Coffee & Creamery, mailing address and monthly member networking events.
Cost to develop: Not disclosed
Memberships: Day passes start at $29. The most popular membership options include the Hot Desk, which is $209 a month, and Dedicated Desk, which is $399 a month. Both are located in The Hatchery’s “Common Area” that features an open, rustic, eclectic comfortable space. There are also private offices for an undisclosed amount.
