A recently opened Tractor Supply Co. store in Naples has sold.
The property at the corner of Wilson Boulevard and Golden Gate Boulevard was bought by a private 1031-exchange investor who paid $11 million, about $1.08 million less than it was listed for in March.
It had been listed once before, in September 2024, as well. That time the asking price was $11.56 million.
The 23,279-square-foot building sits on 6.6 acres. Collier County property records show it was previously owned by a Daphne, Alabama developer that paid $3.75 million in 2023. The owner was an LLC with an address matching that of Hix Snedecter Cos.
According to the original listing, the retailer has signed a 15-year lease which began Sep. 12, 2023, and is paying $487.29 per square foot. The lease includes 5% increases every five years and four five-year extensions.
The Tractor Supply store includes a garden center, feed center and a 20,000-square-foot fenced-in outdoor display area.
Tractor Supply is a national chain that sells farm supplies, pet and animal feed and supplies, clothing, tools and fencing. It currently operates more than 2,300 stores nationwide.
Shannon Bona and Julius Swolsky of CrownPoint Partners, who originally listed the property in 2024 with a different firm, represented the seller and announced the deal. David Weinberg of Marcus & Millichap represented the buyer.
