East Manatee County-based Benderson Development is planning a 52-acre mixed-use project in south Sarasota County. The developer plans to bring both retailers and experiences to a site within the master-planned community of Wellen Park, which is located near Venice and North Port.
The new development will be on South Tamiami Trail at the intersection of West Villages Parkway. Benderson recently purchased the 52-acre property there, according to Benderson spokesperson Julie Fanning, who declines to disclose the cost.
When built, the mixed-use development will bring a mix of local, regional and national tenants to the area, including retail and restaurants. While Benderson has some tenants in mind, Fanning says it is too early to share any names.
Currently the project is in the “very early planning stages,” Fanning says in an email. Construction is expected to begin in late 2026 or early 2027.
“Wellen Park’s tremendous growth and incredible planning provide the perfect opportunity to develop a first-class regional shopping and dining destination,” Shaun Benderson, managing director of Benderson Development, says in a statement. “Our goal is to create a place that is timeless with strong placemaking and brings exciting new experiences to the community.”
Wellen Park has about 10,000 residents and is projected to have more than 50,000 at full build-out, according to a statement.

We’re thrilled about their plans and the positive impact this new project will have on the broader region.”
Among the largest privately held real estate companies in the country, Benderson has more than 1,000 properties in its portfolio across 40 states, totaling over 55 million square feet. Locally, some of its projects include the 4-million-square-foot University Town Center and Cocoplum Village Shops, which is the first major shopping center built in North Port in 25 years.
