Developer buys key parcel for $675 million Tampa project

In the week's top commercial real estate news, a celebrity-run real estate agency opens in Sarasota, a Naples apartment community sells, and a Manatee industrial center lands a new tenant.

Cape Coral

Long awaited development gets health care tenant

Lee Health has opened its new facility at Bimini Square. The two-story center is at 414 Cape Coral Parkway E. and offers adult primary care, cardiology, women’s health services and pediatric behavioral health, along with diagnostic capabilities. Bimini Square is a $100 million mixed-use waterfront development on six acres west of Four Freedoms Park in the city. Along with Lee Health, there is a 218-unit apartment community as well as 58,000 square feet of space with a marina and two onsite restaurants — House of Omelets and Bimini Basin Seafood & Cocktails. The development will also have a six-story parking garage. The project had been in the works for about four years before winning city approval February 2023 and beginning construction that October that year.


Naples

Investment firm buys Naples apartment community 

A 242-unit apartment community in Naples has sold. The buyer is Northland Investment Corp. The deal for the property at 4705 Altis Drive, just off Santa Barbara Boulevard, was announced by CBRE. It did not disclose a sale price and Collier County property records have not been updated. The seller, and CBRE’s client, is Fort Lauderdale-based real estate firm Altman. It paid $10.5 million for the property in 2022 and built the community in 2024. According to a post on Northland’s Facebook page and the property’s website, the community is named The Palmeri Residences, though CBRE calls it Altis Santa Barbara in its statement. The community is made up of seven three- and five-story buildings and includes one-, two- and three-bedroom units ranging in size from 812 square feet to 1,660 square feet. Rental rates are not posted on the website. Among its features are nine-foot ceilings and car charging stations. CBRE’s Robert Given, Neal Victor and Chris Smiles represented Altman. Tracy Kennedy, Tony Stein and Ryan Hall assisted with debt financing for the transaction.


Tampa

Developer buys key piece of land for project

ARC Tampa Development and Prosper Group have closed on the second parcel needed for the planned Hotel ORA + Private Residences project in downtown Tampa. The companies paid $13.5 million for the site at 205 N. Brush St. The purchase brings together three parcels totaling one acre where the $675 million mixed-use development will be built. The first parcel, 1101 E. Jackson St., was bought in 2024 for $2 million, according to Hillsborough County property records. The sale of the final parcel, 1107 E. Jackson St., is expected to close soon. A spokesperson for the developer would not disclose the sale price. The project, located near the Tampa Water Street district, will include a mix of hotel rooms and condominium units with 22 floor plans and eight penthouse layouts. Pricing ranges from $742,000 to $1.5 million, with a separate 39th-floor penthouse offered at $10 million. Plans, according to a statement. call for a spa and a rooftop helipad as well as a to-be-announced national steakhouse that will anchor the property with 10,000 square feet of restaurant space. The development team includes ARC Realty Group, Prosper Group and Sunwest Construction. The project has already topped $200 million in sales.


Pasco

Homebuilder opens new community

KB Home has opened Chapel Manor, a new residential community in Zephyrhills. The 153-home subdivision is at the corner of Handcart Road and Fairview Heights Road. It has one- and two-story homes with up to six bedrooms and three-and-a-half bathrooms, according to a statement. Floor plans include modern kitchens connected to great rooms and bedroom suites with walk-in closets. There are optional lofts. Prices start in the high $200,000s. Los Angeles-based KB has built more 700,000 homes in 49 markets. Among its projects is a 264 single-family home community named Pepper Grove in Palmetto.


Bradenton

Manufacturer takes nearly 200,000-square-foot space

A U.S.-based manufacturing company has signed a lease for 187,350 square feet at the Manatee County Logistics Center in Bradenton. The company — the leasing agents did not disclose the name of the new tenant — is taking the entirety of Building 100. The center is at 4425 24th St. E. near U.S. 301 and 44th Avenue East. It’s made up of two Class-A buildings totaling more than 376,000 square feet, according to a statement. The complex features 32-foot clear heights, 54-foot column spacing and a shared 180-foot truck. With Building 100 now fully leased, 107,190 square feet remain available in Building 200, which already counts a glass manufacturer (34,684 square feet) and a building supply company (45,578 square feet) as tenants. The Manatee County Logistics Center is being developed by Imminent Ventures Development and Barron Collier Cos. (This is Barron Collier’s first planned industrial project.) Lee & Associates Tampa Bay and Ian Black Real Estate handled the leasing.


Sarasota

Industrial space on the market for nearly $7 million

A 40,496-square-foot industrial property in southern Manatee County, near the Sarasota-Bradenton International Airport, has been listed for sale. The asking price: $6.7 million. The property, at 1227 and 1231 Hardin Ave., sits on 3.354 acres with direct frontage on Hardin Avenue. The previous owner paid $4 million in 2022, according to Manatee County property records. The property includes warehouse, manufacturing and distribution space along with secured, enclosed outside storage totaling roughly 1.1 acres, according to a flyer from Ian Black Real Estate. The property features a combination of concrete masonry and structural steel construction, standing-seam metal roofing, clear heights up to 26.6 feet and a mix of dock-high and grade-level loading through 12 overhead doors. Additional features include 36 parking spaces. The property is being listed by Ian Black’s Michele Fuller, Brie Tulp and Nick Devito II.

Famed real estate firm opens local office

The global real estate brokerage The Agency has opened an office in Sarasota as part of an expansion across Florida. The office is at 1990 Main Street and will focus on clients throughout Sarasota and Manatee counties. It is led by managing partners Katia Bailey, Steve Bailey and Isabel Pinheiro, along with managing directors Megan and Patrick Finke. They are all longtime industry professionals with experience in the region, according to a statement. The Agency has been expanding in the state with offices in eight markets: Miami, Fort Lauderdale, Naples, Palm Beach, Orlando, the Florida Keys and northwest Florida. The firm was founded in 2011 by celebrity real estate agent Mauricio Umansky. The CEO is well known to those who enjoy real estate on TV appearing regularly on Million Dollar Listing Los Angeles, The Real Housewives of Beverly Hills and Buying Beverly Hills. Today, the firm has 145 offices in 14 countries.
