665 apartments open at two complexes in Venice

Adria and Maren are new apartment communities located off Laurel Road in Sarasota County.

Two Mediterranean-inspired apartment communities have opened in Venice, bringing 665 apartments to the market from multifamily housing developer the NRP Group.

Called Adria and Maren, the communities are located off Laurel Road at 604 and 526 Vistera Blvd., respectively.

Adria has 335 units across two four-story buildings. Apartments include one, two and three bedrooms.

Maren features 330 apartments in four four-story buildings, ranging from studios to three bedrooms.

Apartments at both communities feature stainless steel appliances, vinyl plank flooring and private balconies. They also offer townhome options that have three bedrooms and 2.5 baths along with two-car garages. While Adria has 36 townhomes, Maren has 12 homes.

Amenities at both communities include a fitness center, co-working spaces, lounge, pool, outdoor grilling stations, pet spa and dog park. Adria also has a golf simulator and whiskey room.

“With rapid economic and population growth driving demand for high-quality housing in Venice, these communities were thoughtfully designed to offer upscale living and support individuals and families at every stage of life,” Ken Outcalt, principal and president of development at the NRP Group, says in a statement.

Maitland-based Slocum Platts Architects designed Adria and Maren, which reflect Venice’s coastal and Mediterranean roots, according to the statement. PointOne Holdings, an Aventura real estate investment firm, is the equity partner for both communities.

“This marks our sixth collaboration with NRP and our first partnership in Florida together — emphasizing our shared commitment to delivering thoughtfully designed, quality housing that meets the needs of today’s renters,” PointOne Holdings Principal Ben Colonomos says in a statement.

An LLC tied to the NRP Group bought two properties on Vistera Boulevard in 2022 for nearly $19 million, according to Sarasota County property records: nearly 14.4 acres for $9.38 million, and almost 13.3 acres for $9.24 million.

The NRP Group, based in Cleveland, has developed more than 63,000 apartments since its founding in 1994, including 28,000 affordable; 25,000 market-rate; and 9,300 mixed-income. It manages over 30,000 residential units.
