A brand-new gated residential community is coming to Lakewood Ranch, built by Lennar, one of the nation's largest homebuilders.

Construction is expected to begin this fall on the development, which will be called Stillwater, according to Lennar spokesperson Danielle Tocco.

Stillwater will consist of 105 single-family homes on Bourneside Boulevard, just south of State Road 70, Tocco tells the Business Observer.

Sales at Stillwater will begin this winter, according to Tocco, who says prices have not yet been released.

Floor plans for the homes will include layouts with two to four bedrooms and two to three bathrooms. The residences will range from 1,850 to 2,445 square feet, according to a statement.

"Stillwater reflects our ongoing commitment to deliver thoughtfully designed homes in the most desirable locations," Michelle Tucker, Lennar division manager for Southwest Florida's West Charlotte, Sarasota and Manatee counties, says in a statement. "With its peaceful, gated setting and proximity to everything Lakewood Ranch has to offer, we're excited to welcome homebuyers to a community that truly blends comfort, style and convenience."

Other Lennar homes nearby are in the communities of Aurora at Lakewood Ranch, Calusa Country Club and Lorraine Lakes at Lakewood Ranch.

Lennar, which was founded in 1954 in Miami, posted $35.4 billion in revenue in fiscal year 2024. The company also delivered 80,210 new homes, with an average sales price of $423,000, last year. Lennar targets first-time, move-up, active adult and luxury homebuyers.
