The developer of an auto enthusiast destination in Tampa is building a luxury private garage community in Sarasota. Called The Motor Enclave Sarasota, the facility will be in Manatee County, north of the Sarasota-Bradenton International Airport on U.S. 41.
It is being created by Brad Oleshansky, a 2023 Business Observer Top Entrepreneur after he founded a $150 million, 200-acre development called The Motor Enclave Tampa. Featuring a 1.72-mile driving circuit, 100-acre off-road course and 42,000-square-foot event center, that facility opened in early 2024. The business has generated more than $130 million in unit sales in less than two years, selling more than 300 private garage units, making it the largest luxury garage community in the world, according to a statement. Before that, Oleshansky also developed M1 Concourse, an auto enthusiast destination with garages, a track and event center in Pontiac, Michigan.
The Motor Enclave Sarasota will include 57 private garage units totaling more than 66,000 square feet. A customizable shell space will range from 973 to 3,333 square feet and contain separately metered utilities, bathroom plumbing, fire sprinklers and a rooftop HVAC system. Units can be combined, and a limited number of porte cocheres, balconies and private patios will be available. Base pricing is projected to start in the high $400,000s, Oleshansky tells the Business Observer.
Owners at The Motor Enclave Sarasota can also become members of The Motor Enclave Tampa.
“After looking for ways to leverage our success in Tampa, a hub-and-spoke model was explored to develop complementary private garage communities in nearby cities that could benefit not only from our experience in designing the highest quality product, but to provide access to the many amenities we have at the larger Tampa site,” Oleshansky says in a statement. His company also plans an Orlando location for The Motor Enclave, according to its website.
Says Oleshansky: “We are excited to be the first luxury private garage community in the Sarasota market that offers much more than just storage, but rather a lifestyle with programming that rivals the finest country clubs.”
Pre-sales will begin in the second quarter; The Motor Enclave Sarasota is expected to open in 2026.
Sarasota-based 3 Point Construction & Development will handle real estate development and construction services for the 4.8-acre site on North Tamiami Trail, in partnership with Buffalo, New York-based investment group Sunshine State Land Ventures. A company whose members match the address for 3 Point Construction & Development and have another address in Buffalo, New York, purchased the property where the car condos will be built for $3 million in August 2024, property records show.
“After speaking with many individuals who live in downtown Sarasota, they all had one thing in common: … two parking spots in their condominium complex and no room for a hobby car or two, not to mention their wine or other collectibles,” Sam LaGambina, managing partner of 3-Point Construction & Development, says in the statement.
In addition to providing space for vehicles, each unit at The Motor Enclave Sarasota will feature state-of-the-art security, the release states. The luxury garages will be hurricane-rated, tilt-wall construction that is 12 feet above sea level, and owners will have the option of natural gas backup generators.
Until pre-sales open, interested individuals can join the VIP list to stay informed about The Motor Enclave Sarasota, which will be at 7045 N. Tamiami Trail.
The Motor Enclave Sarasota is part of a trend in the region that has vehicle owners looking outside their homes for garage space. Separate car condos in the area under development are located off Communications Parkway in Lakewood Ranch and off Clark Road in Sarasota.
