Nearly 20 acres of commercially zoned land has sold in north Manatee County. The property was purchased by a joint venture between two developers — Delray Beach-based Kolter Mixed Use LLC and Ohio-headquartered Casto — called KC Buckeye West LLC.
Tampa-based Eisenhower Property Group sold the 19 acres for an undisclosed price in a deal that closed Dec. 17, a spokesperson for Eisenhower says. Manatee County property records have not yet been updated to reflect the sale.
The land is off Buckeye at Sawgrass roads in Parrish within the 1,900-acre master-planned community known as Oakfield.
When complete, Oakfield will feature more than 4,500 homes. These builders are already selling: D.R. Horton, Centex, Pulte, Homes by WestBay, Ashton Woods, Starlight, Meritage and Stanley Martin Homes. More than 180 homes in Oakfield have sold in 2025, an Eisenhower spokesperson says as of Dec. 18.
The 19-acre sale will make way for “neighborhood-focused retail and services that enrich our communities,” Eisenhower Property Group President and CEO Jeffery Hills says in a statement.
Eisenhower Property Group is also “actively marketing” an additional 6-acre commercial parcel at the corner of Buckeye and Sawgrass roads, according to a statement.
“Kolter and Casto have a history of delivering quality commercial and residential projects throughout Florida,” Kolter President Troy Simpson says in a statement, “and look forward to participating in the growth of the Buckeye Road corridor with this transaction.”
Eisenhower Property Group has more than 25,000 residential lots under development and controls millions of square feet of planned commercial development, according to the statement.
Kolter Mixed Use focuses on urban and suburban mixed-use development projects and is an affiliate of The Kolter Group, which has handled nearly $1.6 billion of completed and in-development real estate projects throughout the Southeast.
Casto's portfolio includes more than 6,200 multifamily units and over 26 million square feet of commercial property in the Midwest and Southeast.
