Naples luxury homebuilder behind two waterfront houses on $26M lot

Luxury homebuilder Stock Custom Homes is building a pair of houses on spec in Naples’ upscale Port Royal neighborhood.

The homes are under construction next to one another on a Fort Charles Drive lot Stock paid $26 million for last year. It was purchased as a single property and subsequently subdivided into two properties, each approximately 0.67 acres, according to a spokesperson.

Port Royal is one of the most expensive communities in the country. with prices for houses commonly running into the tens of millions of dollars.

In April, a trio of beachfront properties adjoining one another sold for $225 million. The main property, at 2200 Gordon Drive, sold for $113.17 million with the property at 2340 Gordon Drive selling for $46.91 million and at 2170 Gordon Drive sold for $44.91 million.

Stock’s Fort Charles Drive properties are less than a half mile east with both also sitting on the water, in this case Morgan’s Cove.

Pricing has not been set on either home.

The house at 3093 Fort Charles will be 8,515 square feet when complete with a design style that Stock says in a statement will be “enhanced by blending rich natural stones, caramel wood tones, and bronze and brass metal accents.”

The statement says the primary flooring on the first floor will feature natural limestone that transitions to wood in secondary spaces and unto the second level.

The second, larger, home is at 3085 Fort Charles. When complete it will have a living area of 9,414 square feet and a total footprint of 11,802 square feet.

Stock says in the statement that notable features in this house will include “European white oak flooring, a see-through stone fireplace connecting the living and family rooms and a statement club room with a smoky blue coffered ceiling.

“The kitchen will showcase off-white and medium oak cabinetry, Rohl fixtures, a Julien workstation sink and Urban Electric lighting in soft brass and blue finishes. A built-in wet bar with bistro-style brass shelving will enhance the adjacent family room. Custom wood ceilings and paneling will further unify the open living spaces.”

Both homes were designed by Naples-based Stofft Cooney Architects. The interior of 3093 Fort Charles was designed by Marc-Michaels Interior Design of Winter Park and the interior of 3085 Fort Charles was designed by Ficarra Design Associates of Naples.

Stock Custom Homes, a division of Stock Development, specializes in “grand estate residences” with properties in Bonita Springs, Naples, Estero, Sarasota, Hobe Sound, Wellington and Palm Beach.
