Marco Island sale for $10.75M sets parcel record

The lot overlooks Caxambas Bay and the Gulf of Mexico.

A waterfront parcel on Marco Island has sold for $10.75 million — the highest-priced lot sale ever recorded on the island south of Naples.

The deal is the top sale to date in the history of the Estates area of Marco Island, including houses and lots. It’s also the No. 2 residential sale ever on the island, according to a release.

At 1771 Osceola Court, the two combined lots, overlooking Caxambas Bay and the Gulf of Mexico, encompass 4.32 acres and 605 feet of direct water frontage. The site is primed for the construction of a custom waterfront estate.

Jim Prange and Nikki Prange-Carroll, with Premier Sotheby’s International Realty’s Marco Island office, brought the buyer. As of April 11, the sale had yet to be recorded in Collier County property records, so no public information was available on the buyer. The most recent owner prior to this sale, according to the Collier County Property Appraiser, was Sessions Family Partners LTD of Fort Worth, Texas.

“This expansive homesite appealed to the discerning buyer seeking an ideal location with limitless potential to build a customized dream residence,” the buyer’s agents say in the statement. “The significant sale price demonstrates the strength of the luxury market in Marco Island and the demand for waterfront real estate.”

Prange and Prange-Carroll have nearly six decades of combined real estate experience in Marco Island, the release states. They have represented three of the top four sales in the history of the Island: In February 2020 they listed and sold the $10.5 million estate at 475 Gate House Court, and they represented the buyer of a single-lot beachfront residence that sold for $9.7 million in February 2022.

Naples-based Premier Sotheby’s International Realty has more than 1,400 sales professionals in 40 locations throughout Florida and North Carolina. The brokerage is a division of The Lutgert Cos., a prominent member of Southwest Florida’s business community since 1964.
