BUYER: Primax Properties LLC (managers: William and Emma Seymour), Charlotte, N.C.
SELLER: Bayshore Self Storage LLC
PROPERTY: 5871 Bayshore Road, North Fort Myers
PRICE: $910,000
PREVIOUS PRICE: $1.45 million, November 2005

LAW FIRM ON DEED: Thad D. Kirkpatrick Esq., Naples

PLANS, DESCRIPTION:
Charlotte, N.C.-based Primax Properties LLC purchased 6.98 acres northeast of Shoreline Boulevard for $910,000.

The price equated to $130,372 per acre.

The buyer plans to develop a Tractor Supply Co. retail store on a little over five acres of the property. The retailer has an existing location at 2395 S. Olga Drive, Fort Myers, south of Palm Beach Boulevard.

“They already have a successful location in Fort Myers,” says Frank Alexander, project director for Primax. “They wanted a second store for the north end of the county. Eventually, we agreed on this parcel. This new store will have just over 19,000 square feet under roof.”

Construction has already started for the new store, which is scheduled for completion in August. The new Tractor Supply Co. will likely open in September.

The buyer's affiliated firm, Primax Construction Inc., will be the general contractor for the project.

Primax Properties plans to market the remaining about two acres of the property for sale or development.

Randy Thibaut and William “Billy” Rollins Jr. of Land Solutions Inc. represented the seller.
