Tampa private equity firm buys Carriage Trade Plaza building

BUYER: Carriage Trade Plaza OMV LLC (directors: Dharma and Krishna Malempati), Tampa
SELLER: Turner Family Investments LLC (76.95% interest) and Watson Commercial Development Inc. (23.05%)
PROPERTY: 1902 S. Dale Mabry Highway, Tampa
PRICE: $2.26 million
PREVIOUS PRICE: $2.25 million, December 2013
LAW FIRM ON DEED: Law Office of Navin R. Pasem PL, Tampa

PLANS, DESCRIPTION:
Om Ventures Inc. purchased a 12,300-square-foot building in Carriage Trade Plaza for $2.26 million.

The price equated to $184 per square foot.

“We felt it was in a good infill location in South Tampa.” says Om Ventures President Dharma Malempati.

The building is fully leased. Om Ventures has no plans to change the building, he says.

Many of the buildings in Carriage Trade Plaza are individually owned.

Om Ventures is a Tampa-based private equity firm that invests in retail, office, multifamily and hotel real estate.
