Come in for work, stay for the show

How would you like to be able to leave work and go directly downstairs to one of the area's most popular music venues? You can in downtown St. Petersburg.

Jannus Live is promoting the availability of 10 full-service office suites in the same building at 242 First Ave. North, where the outdoor concert site is located. Suites range from 144 to 250 square feet, renting for $450 to $495 per month, and include a full-time receptionist, conference room access, telephone and high-speed Internet.

The only drawback for late workers is having to deal with the sounds of music and cheering crowds on show nights, though there is sufficient insulation along with the suites' high finishes to minimize the noise.

“It's kind of a two-edge sword,” Jon La Budde, an associate with Vector Commercial Real Estate Services, tells Coffee Talk. “Luckily, most of the concerts are Friday and Saturday nights.”

La Budde says the Jannus Live suites appeal mainly to younger professionals, creative types and people working in hospitality or entertainment fields. They're also being marketed to office users who are looking to downsize or home-based business owners who need to “get out of the house,” he says.

As an added incentive, Jannus Live is offering tenants four free concert tickets each month. There is no time limit on the ticket offer and reduced rents, though La Budde says they will likely fade out as demand for suites picks up.
