Sales of existing single-family homes are up 12% by volume over the year in March, and 13% in the first three months of 2011 combined, according to Florida Realtors. And condo sales are up 24% and 29% respectively.
But prices continue to go down. The median sale price for an existing home was down about 7% over the year; for condos, the median price is down 14%.
Statewide trends held in Sarasota-Bradenton and Tampa-St. Petersburg-Clearwater: in both markets, sales volumes are up but prices are down.
In Sarasota, home and condo sales were up 4% and 12% over the year in March respectively, and median prices for each property type were down 6% and 14%. In Tampa, home and condo sales rose 17% and 21%, while prices fell 14% and 24% respectively.
An uptick in condo sales in Fort Myers-Cape Coral — up 21% by volume over the year — was also accompanied by a price decline, as the median price fell 5%. But the median sale price for existing single-family homes actually increased 7%, while sales also rose, by 2%.
