Hunter Warfield buys new HQ building


BUYER: HWIHQ LLC (principal: Stephen Sobota), Tampa


SELLER: State Farm Mutual Automobile Insurance Co.


PROPERTY: 4620 Woodland Corporate, Tampa


PRICE: $2.3 million


PREVIOUS PRICE: $647,600, December 1993

PLANS, DESCRIPTION: Tampa-based collections and asset investigation firm Hunter Warfield purchased a former State Farm Insurance building in Woodland Corporate Center just of Water Avenue for $2.3 million.


The purchase price equated to $146 per square foot.


Built in 1995, the building has 15,760 square feet of heated space and occupies a three-acre site, according to the Hillsborough County Property Appraiser.


Calls to the firm were not returned prior to publication, but the purchase entity's name HWIHQ LLC suggests the firm may use the building as its new headquarters. Hunter Warfield's current main office is at 3111 W. Dr. Martin Luther King Jr. Blvd., Suite 200, Tampa.


The firm's general contractor ONICX of Tampa started renovating the building in late October, according to a notice of commencement filed with the Hillsborough Clerk of Circuit Court.


The purchase entity mortgaged the property to SunTrust Bank for $2.6 million.
