Cookies & Cracker Corp. buys 75 acres

PLANS, DESCRIPTION: Isaac Gomez's Miami-based Cookies & Crackers Corp. purchased 75 acres on Homestead Road South in Lehigh Acres near Sunrise Boulevard for $1 million, equal to an average of $13,333 per acre. Gomez said the property was purchased because of its location on Homestead Road, but he declined to comment any further on the purchase. The real estate research firm The CoStar Group reports that the 75-acre site is zoned for a 400-unit multi-family development.

buys 10 acre property

TITLE FIRM ON DEED: Title Specialists of the Gulf Coast Inc., Cape Coral
PLANS, DESCRIPTION: 13700 Indian Paint LLC, a company headed by Gilberto Ruiz and Mauricio Mesa, purchased 10.3 acres on Indian Paint Lane north of Daniels Parkway and west of an interchange with Interstate 75 from Samir Cabrera, Daniels View LLC for $1.5 million, equal to an average of $146,056 per acre.

The purchase potentially puts to rest one of the investment/legal issues circling Samir Cabrera, a former realtor with D'Alessandro & Woodyard turned developer who was convicted of 11 counts of fraud and money-laundering earlier this year for properties he flipped near Fiddlesticks Boulevard.

Cabrera was accused of having an entity he owns called, STR & Associates LLC, purchase several properties for the Daniels View project in 2006 and then reselling them the same day to another group he owned along with several other investors. The flips reportedly yielded him personally somewhere in the area of $2.8 million.

Gilberto Ruiz of North Miami was a business partner of Cabrera's in STRG & Associates, a business entity that held a promissory note on the property. However, Ruiz was the only managing member of STRG & Associates that was not also a managing member of STR & Associates LLC, that company that was implicated in the property flipping.

The Review was unable to contact Ruiz for comment prior to deadline.

buys medical office building

PLANS, DESCRIPTION: Dr. Elizabeth A. Triana purchased a 3,960-square-foot multi-tenant medical office building on a half acre in Arbor Oaks for $865,000, equal to an average of $218 per square foot of building space. The doctor's office previously occupied space in another Arbor Oaks building at 2400 Harbor Blvd., suite 100, but is now housed in suite 100 of the purchased building. Calls to Triana were not returned prior to publication.
The purchase entity, E.A. Triana LLC, mortgage the property to Fifth Third Bank for $778,000.

opens Park of Commerce
Arnold & Arnold Real Estate Inc. has opened the second phase, final 75 acres, of Charlotte County Park of Commerce in Punta Gorda. The entire 160-acre Charlotte County Park of Commerce now features roads, water, sewer, master storm water retention, electric, TECO gas, telephone and fiber optics connections for special connectivity. The development, located just north of Charlotte County Airport, currently houses Ready Building Products.
