N.Y.'s Health Care Navigator buys Accentia Health, Rehabilitation Center

SELLER: Health Care REIT Inc.

PROPERTY: 1818 E. Fletcher Ave., Tampa

PRICE: $17.59 million

PREVIOUS PRICE: $7.2 million, July 2004

LAW FIRM ON DEED: Phelps Dunbar LLP, Tampa

PLANS, DESCRIPTION: An affiliate of White Plains, N.Y.-based Health Care Navigator LLC purchased the Accentia Health & Rehabilitation Center of Tampa Bay for $17.59 million.

The price equated to $72,071 per bed.

The 244-bed community features two outdoor courtyards, an aviary and a 44-bed secure memory care area. The development is leased to Gulf Coast Health Care, which operates the facility. It also offers a number of health care services, including physical and speech therapy, tracheostomy and respiratory and hospice care.

The four-building assisted-living facility was built in 1968 and occupies a 4.88-acre site.

Located in North Tampa, the facility is near University Community Hospital, H. Lee Moffitt Cancer Center and James A. Haley Veteran's Hospital.
