Builder spends $35M on land for gated community with nearly 700 homes

Homes will be priced up to $1 million.

NAPLES — PulteGroup unit DiVosta recently closed on a $35 million deal to buy land for a community with 685 single-family homes in northeast Naples, next to the Valencia Golf & Country Club.  

Dubbed Terreno, the community is on a 320-acre parcel between Oil Well Road and Randall Boulevard, according to a statement. Pricing is expected from the upper $300s to $1 million, the release adds, and Terreno will offer a variety of one- and two-story home designs across three different series of home site sizes. Model homes are expected to break ground in spring 2022, with sales beginning early fall 2022.

“We’re excited to be able to continue to meet the demand for new-homes in Naples by unveiling our newest floor plan designs, coupled with an exciting offering of resort-inspired amenities and recreation spaces to fit any lifestyle,” says Richard McCormick, area president of PulteGroup’s Florida Divisions, in a statement. “DiVosta is known to represent quality construction and an incredible resort lifestyle, and Terreno is sure to exceed those expectations.”

The gated community will feature two entrances, a grand main entry off Oil Well Road, with a secondary resident entry located off Randall Boulevard. Both entrance roadways connect directly to Immokalee Road, the company says. The community site plan was designed to take advantage of the views offered by both the natural on-site preserve areas as well as the six holes at Valencia Golf & Country Club that run along the border of Terreno. Buyers will have the option to choose homesites with rare golf-course views, as well as homesites with water views or located on cul-de-sacs.

The amenity center offerings include a state-of-the-art clubhouse with fitness center and community rooms, courts for pickleball, tennis and bocce ball, a resort-inspired pool and large pool deck for lounging, and a bar and restaurant adjacent to the pool.
