Bonita Springs office property sells for first time in nearly 30 years

Walden Center in Lee County has sold, giving the Bonita Springs office property a new owner for the first time in 29 years.

The two-building property at 24301 and 24311 Walden Center Drive sold for $15.35 million. The investment firm Bluestone Terra Partner bought it for a local family office.

The seller is Walden Center LLC, whose family constructed the buildings in 1997, and owned them for almost three decades, says Colliers, which represented the seller and announced the deal.

The two three-story office buildings total 95,000 square feet and sit on a 6.5-acre lakefront campus. The property has 362 parking spaces and signage along U.S. 41.

Colliers says the buildings were 83% leased at the time of sale with a “diversified tenant roster.”

The property underwent substantial renovations in 2018 and 2019, including a roof replacement, restroom renovations, LED lighting, new carpeting and paint and upgraded signage.

Bluestone Terra Partners was founded in 2021 to represent family offices. The firm specializes in commercial real estate investments, including purchases, sale and management.

Colliers’ Brandon Stoneburner represented the seller. Rob Carroll of Investment Properties Corp. of Naples represented Bluestone Terra Partners and will manage the property.
