A more than 9,000-square-foot office building and an adjacent duplex parcel have sold on a busy commercial corridor in Sarasota County. The property at 2030 Bee Ridge Road — a block east of South Tamiami Trail — was purchased for $3.6 million in a sale that closed April 29, according to SVN Commercial Advisory Group, which brokered the deal.
The seller is 2030 Bee Ridge LLC, which is managed by Hermes Eraclides and Bradley C. Hall Jr., according to the Florida Department of State Division of Corporations.
The is was Suncoast Empire Properties, LLC, which includes Christina M. Dell and Alex C. Dell as members, according to state records. Alex Dell is the founding attorney of the Law Firm of Alex Dell, which has an office about 4.6 miles away, at 5632 Bee Ridge Road in Sarasota, and two locations in New York state. The firm plans to use the property as a professional office, according to a statement.
Commercial Advisor Susan Goldstein of MSC Commercial represented the buyer. Senior Investment Advisor Mike Migone and Advisor Ryan McDonald, both of SVN Commercial Advisory Group, represented the seller in the transaction.
“When an established firm deepens its commitment to Sarasota by acquiring a property of this caliber, it says a lot about the confidence professional businesses have in this corridor," McDonald says in a statement.

Built in 1987 and fully remodeled in 2001, the office building on Bee Ridge Road spans 9,441 square feet. It has a new roof installed in 2024 as well as updated interiors and a resurfaced parking lot. The building is divided into two suites: a more than 7,100-square-foot Unit A and nearly 2,300-square-foot Unit B with covered parking.
The adjacent parcel, which could not be sold separately, adds flexibility in a supply-constrained market, according to the statement from SVN Commercial Advisory Group. It has the same zoning as the building — general commercial district — and provides 10,000 square feet of land for expansion, parking or a second building.
“The buyer got more than a turnkey office building,” Migone says in the statement. “The adjacent duplex delivers immediate income with a path to full-site redevelopment down the road. In a market where well-located commercial land is increasingly difficult to find, that kind of optionality is rare.”
