Coastal buildings face some of the most demanding roofing conditions in the country. High winds, intense sunlight, salt air, and heavy rain can all take a toll on a roof's performance and longevity. For condominium associations and property managers, choosing the right roofing system is about more than waterproofing, it's about protecting the building from severe weather while maximizing long-term value.
A recent roofing project on an 18-story condominium building in South Pasadena, Florida, demonstrates how proper system selection can make a significant difference. The 12,000 square foot roof had reached the end of its service life and required complete removal of the existing built-up gravel roof and underlying lightweight concrete, exposing the structural concrete deck below.

Because the property is located along Florida's Gulf Coast in a high-wind zone, wind resistance was a primary consideration. The building's insurance provider reviewed the replacement options and approved the use of a Spray Polyurethane Foam (SPF) roofing system, citing its exceptional wind uplift performance. Unlike many traditional roofing assemblies, SPF adheres directly to the substrate, creating a seamless monolithic system that helps resist uplift forces during severe weather events.
The project's location and 18 story height also presented unique logistical challenges. Extensive safety measures were implemented throughout construction, including the use of a full-time crane to safely transport materials and debris to and from the rooftop.
After preparation of the concrete deck, SPF was applied at an average thickness of six inches. The foam was engineered to create positive drainage, sloping from the parapet walls toward centrally located roof drains. This custom taper helps eliminate standing water and improves long-term roof performance.
To complete the assembly, a white high solids silicone coating was installed over the foam insulation. The reflective coating helps reduce heat absorption, withstands ponding water, and provides excellent UV resistance, important advantages in Florida's climate. Yellow granulated walkways were also incorporated to provide safe access between roof entry points and rooftop mechanical equipment.
The finished system qualified for a 20 year manufacturer's No Dollar Limit (NDL) warranty, providing long-term protection and peace of mind. For coastal properties exposed to high winds and harsh environmental conditions, modern SPF roofing systems continue to prove why they are one of the most durable and resilient roofing solutions available today.
