The real estate firm responsible for developing Water Street in downtown Tampa is officially relocating to another of its home turfs. Strategic Property Partners is moving out of its offices in nearby Sparkman Wharf, which it developed and opened in 2019, into Thousand & One, a 20-story office building at 1001 Water St.
“SPP’s move to Thousand & One puts us closer to our future phase developments that are commencing later this year” says Josh Taube, CEO of Strategic Property Partners, in a statement. “We will miss Sparkman Wharf but look forward to a new innovative workspace that is right-sized for our company moving forward.”
Water Street completed phase one of its development in 2023 and is now underway in phase two.
The move will put Thousand & One at 90% occupancy, the release states, but Sparkman Wharf will not be left without a tenant. Velera, formerly PSCU/Co-op Solutions, will be taking over the SPP space in mid-2026.
Velera is a $2.7B credit union service organization founded in St. Petersburg in 1977. It was originally named Payment Solutions for Credit Unions before merging with Co-Op Solutions and rebranding as Velera in 2024.
“Velera is thrilled to move our headquarters to Sparkman Wharf, an area that has gained national recognition as the heartbeat of Tampa and one of the fastest-growing tech hubs in the country,” says Chuck Fagan, president & CEO of Velera, in the statement. “As a longtime member of the Tampa Bay business community, we look forward to leveraging the vibrancy of Water Street Tampa to enhance the experience and needs of our clients.”
