Tampa retail center near USF sells for $4 million

Telecom Village, a nearly 3-year-old retail center in Tampa, has been sold.

The buyer, according to Hillsborough County property records, is an Orlando private investor that bought it through an LLC. The sale price was $4 million, and the closing cap rate was 6.21%.

The fully leased center is at 7201 E. Fletcher Ave., just off Interstate 75 and about 3 miles east of the University of South Florida.

SRS Real Estate Partners, which brokered the deal, says the 6,323-square-foot property was built in 2022 and sits on 1.09 acres.

The current tenants are Foxtail Coffee Co., Zoom Tan, Hummus Republic and the restaurant Barberitos.

SRS says the existing leases have seven to nine years remaining on them.

The firm’s Patrick Nutt and William Wamble represented the seller, a local private investor also using an LLC.
