Three-story medical office facility coming to south Sarasota County

The Wellen Park development will be home to a 75,000-square-foot medical office building opening in 2025.

A 75,000-square-foot medical facility is coming to North Port.

The new three-story building, which will be named The Medical Center at Wellen Park, will be just east of the River Road and U.S. 41 intersection. Developers, in a statement, say the facility will include offices for doctors and specialists as well as other healthcare professionals with custom spaces for in-office procedures and outpatient services.

Office space will range between from 1,500 square feet to 25,000 square feet, and there will be 409 dedicated parking spaces. The project is being developed and managed by Casto Healthcare Real Estate in Sarasota.

Construction is expected to start later this year and to last a year to 18 months, meaning it should open in early to mid-2025.

Wellen Park, the Sarasota County planned community, includes the neighborhoods West Villages, Downtown Wellen and Playmore. The community is being built on 11,000 acres, including 7,000 acres of undeveloped land, and when fully built will have 22,000 homes and more than 60,000 residents.

The Downtown Wellen development is a mixed-use center that is said to be the main shopping and entertainment hub in the community.

Casto owns more than 150 commercial and residential properties and has more 1,700 national local, regional and national tenants in its portfolio, according to its website. It launched its medical division about five years ago.
