Collier County waterfront lot — less than half an acre — sells for $6M

Premier Sotheby’s International Realty represented the buyer and seller.

A 0.45-acre waterfront parcel on Marco Island has been sold for $6 million — the highest-priced lot sale ever recorded on Hideaway Beach and the last beachfront lot currently available.

Cathy Rogers of Premier Sotheby’s International Realty’s Marco Island office represented the seller. Rebecca Sinatra of Premier Sotheby’s International Realty’s Broad Avenue office brought the buyer. The property, a direct beachfront lot overlooking the Gulf of Mexico, is at 992 Royal Marco Way, according to a statement. As of May 9, the sale hadn’t been entered into the Collier County Property Appraiser’s website. The most recent owner prior to this sale is Robert Porcelli of Kenilworth, Illinois, records show. He’s held the property since at least 2000.

Hideaway Beach is a gated enclave featuring 2 miles of beaches, a nine-hole golf course, tennis and pickleball courts, croquet, bocce ball, a pro shop, a fitness center, and an elegant beach club with a lounge and three dining areas.

"This home site presented a rare opportunity to own in the exclusive Hideaway Beach community — the only area on the island where you can have a home directly on the beach,” Rogers says in the release. “Its significant sale price indicates continued demand for luxury waterfront real estate as well as heightened buyer interest in Marco Island.”

Naples-based Premier Sotheby’s International Realty has over 1,400 sales professionals in 40 locations throughout Florida and North Carolina. The brokerage is a division of The Lutgert Cos., a prominent member of Southwest Florida’s business community since 1964.
