Community announces luxury waterfront condo project

MIROMAR LAKES — Miromar Lakes Beach & Golf Club has introduced a new waterfront luxury multifamily project: Capri, a neighborhood offering two- and three-bedroom residences and penthouses, a marina and a private amenity island nestled along the 700-acre freshwater lake.

The inaugural phase of Capri, according to a statement, is a five-story building offering 18 residences and four penthouses, with open-concept floor plans in main living areas, media rooms/dens and en suite guest bedrooms with walk-in closets and private full baths. Units span 1,900 to 2,800 square feet under air and 2,100 to over 3,900 total square feet with outdoor living areas overlooking the lake, the release adds.

Capri is a venture from Miromar Development, which also built and operates the nearby Miromar Outlets in Estero, and Miami-based Royal Palm Cos., which has specialized in condo and high-rise tower construction for over 40 years. The development will be built on Costa Maggiore with quick access to Miromar Lakes’ north entrance, currently under construction. Homes are priced from $889,000 to over $1.72 million, the release states.

“Capri is an exciting new living experience at Miromar Lakes,” says Miromar Development CEO and President Margaret Antonier. “It’s different than anything we’ve built before. Capri is a community within a community with its own amenities, fabulous mile-long views over water and is located right on the lake.”

Each Capri residence offers screened alfresco living rooms with glass railings, floor-to-ceiling windows and sliding glass doors. Some floor plans also have balconies and porches private to the master bedroom and guest suites, the release states. Outdoor areas in the two corner penthouses on the fifth floor span 1,100 square feet wrapping around from a covered screened lanai to a pergola-topped alfresco space and open-air sun terrace. The two plans also include sunrooms with two walls of sliding glass.

“Miromar Lakes is such a special place,” Royal Palm CEO Daniel Kodsi says in the release. “The lake inspired our vision for Capri. Water comes to the edge of the buildings. We wanted every resident to be part of the water experience, whether waking up and seeing the beautiful vistas of the lake, boating or using the amenities within the island. Everyone enjoys water views. That was very important.”

The private amenity island, accessible by vehicle, boat, sidewalks and sweeping pedestrian bridges, will feature a marina with boat slips for purchase, pickleball courts, white-sand beach with cabanas and a 6,000-square-foot clubhouse offering an exercise room, café/lounge and destinations for gathering inside and out, by a fire and around the deck-level spa.

Stofft Cooney Architects in Naples designed the project, while Renée Gaddis Interiors of Naples is handling the interiors.
