Land Solutions Inc. founder and CEO Randy Thibaut has listed a large Lake Suzy tract he owns for sale for $10.4 million, a move he says stems from a slate of recent activity.

A Thibaut-led entity has owned the 524-acre tract, known as Sonoma Preserve, for the past six years, but he says the decision to bring the DeSoto County property just miles from Charlotte County to market now follows significant interest in the area.

“We're very optimistic about the prospects for Charlotte County and DeSoto County, and we think it's time for investors and builders to look at these areas, because they're beginning to attract value-oriented baby boomers who are retiring,” Thibaut says.

Sonoma Preserve, which has Kings Highway frontage and is zoned for a Planned Unit Development of up to 999 residences, is roughly 1.5 miles from Interstate 75 and 12 miles from the popular Punta Gorda Airport.

Thibaut notes that already, Metro Development and builder D.R. Horton are constructing a new community near Sonoma Preserve.

He also points to renewed interest in the long-stalled Murdock Village, in Charlotte County, and the successful launch of Babcock Ranch in Charlotte and Lee counties as evidence that the area is gaining traction.
