Miami-based Jaxi Builders, the developer behind the 32-story Allure luxury condo tower project in Downtown Fort Myers, likes the area so much it's going for a second project right next door.
The newly announced project, on property on the Caloosahatchee River owned by Cedar River at Fort Myers II LLC, is named One Allure, according to a statement. One Allure is more like a younger sibling of Allure, planned at only 15 stories. But less height, and less total condos to sell, means the tower could be built faster, which is a big reason why Jaxi officials are doing the project.
“Several interested buyers at Allure communicated to us that they were looking for a spacious riverfront residence in a boutique building that would be completed and ready for occupancy sooner than Allure, so we listened to them and decided to develop One Allure to meet their needs,” Jaxi Managing Member Eduardo Caballero says in a statement.
Jaxi Builders, Caballero adds, expects to begin construction on One Allure, at 2583 First Street, by the middle of next year. It could be completed by late 2018. Construction on the original Allure luxury condo tower project, meanwhile, is supposed to begin next year with work going on for several years, according to previous Business Observer stories.
One Allure, according to the release, features a total of 24 two-and three-bedroom residences and the lead architecture firm behind the design is Behar Font & Partners. Condos range in size from 1,624 to 3,900 square feet. Prices range from the high $500,000s to more than $2.7 million. There are two penthouses, and one is already under reservations, Jaxi officials say.
More specific features include private entrance elevators; porcelain flooring; natural gas ranges; five-burner cooktops; quartz countertops in chef-inspired kitchens; floor-to-ceiling windows; expansive balconies; and large walk-in wardrobes.
Jaxi Builders was founded in 1986. In addition to Allure and One Allure, the firm is also building two 40-unit condo buildings in the Royal Pointe neighborhood of Majestic Palms, an existing gated community off Majestic Palms Boulevard in south Fort Myers.
