MQ Development Partners, a Dallas-based firm that specializes in retail projects in Texas and Florida, is planning to add retail offerings to roughly 10 acres at Heritage Gulf Lakes, in Fort Myers.

An MQ affiliate acquired roughly 30 acres — zoned for retail and as many as 224 multifamily units at land at 16951 Pine Ridge Road — earlier this month for $4 million.

LandQuest Commercial's John Mounce represented MQ in the transaction, while the seller was represented by Land Solutions Inc.'s Randy Thibaut and Michael Price.

MQ, which hopes to unveil anchor tenants later this year, has retained Mounce to market the project. It's anticipated that MQ will sell the residential tract, which totals about 20 acres.

The property is near a new Wal-Mart Supercenter.

MQ, which was formed in 1991, has developed property in Port Charlotte and Deland, according to its website. The company also has project underway in Tampa, Punta Gorda, North Port and Zephyrhills.

The company's tenant list includes Home Depot; Kroger; Aldi; Target; and Wal-Mart, among others.
