Three times, lots of charm

A luxury condo project in Naples with units that cost well into the millions is no longer earth-shattering news, given the rapid ascension of that market.

But a sleekly designed rooftop pool and club, a hip resort-like space that feels part South Beach and part Europe? For Naples — and pretty much the rest of Southwest Florida — that's a bold headline.

That's the hope, at least, of the developers behind Trio.

The project, a nine-story, 112-foot building just outside Naples city limits on U.S. 41 at the entrance to Fifth Avenue South, includes 24 condos and 24 extended-stay hotel rooms. The land, named Trio for the three sides to it, formerly housed a Burger King and auto body shop, among other buildings. Tony Fortino, president of Naples-based Fortino Construction & Development who has worked on projects in New Jersey and Southwest Florida, is the lead developer behind Trio.

Fortino and his team analyzed at least 50 options for the site, says David Bartley of Bartley Realty in Naples, the lead sales broker. The mix of condos and hotel units, in addition to the rooftop hotspot, Sea Club, won the day, says Bartley, because competition in Naples requires a unique aspect.

The nautically themed members-only Sea Club features personal concierge services, a saltwater pool, two spas and poolside cabanas. The 23,000-square-foot club also includes space for private events, a high-end restaurant, a state-of-the-art fitness center and panoramic views of downtown Naples. A basic membership will start at $20,000 a year, a premium membership will be $35,000 and a corporate membership will go for $50,000.

The Sea Club was modeled partly after Juvia, an eclectic club in Miami's South Beach that sits above a parking garage. “A place like this just doesn't exist in Naples,” Bartley tells Coffee Talk. “It will be pretty spectacular.”
