Randall Mitchell Cos. adds 12 acres to development

PLANS, DESCRIPTION:
Naples-based Randall Mitchell Cos. LLC purchased 11.9 acres on School Access Road north of the Camden Lakes community for $3.01 million.

The price equated to $252,941 per acre.

The company plans to combine the property with another 28 acres it purchased two years ago in the area for a future development. It is performing its due diligence on the property now, but will most likely decide to create a high-end senior-living facility there.

“We were ready to come out of blocks when this 12 acres became available,” says Mitch Melheim, general partner in Randall Mitchell Cos. along with Randall Kurtz. “We just received the final draft of a market study from ProMatura [Group] that was very encouraging. Our next step is to refine our concept design.”

Melheim expects Randall Mitchell Cos. will make its final decision on the future of the property in the fall.

Randall Mitchell Cos. has already rezoned the 28-acre property for the future development of up to 115 single-family homes or 350 senior housing units. The additional land will likely give the developer land entitlements of approximately 500 senior housing units, Melheim says.

“We plan to have much lower density than that,” he says “It will be a very high-end project, so in reality, we will likely only develop 150 to 250 units in villas and low-rise buildings.”

The general contractor/developer is working with Lawson Group Architects of Lakewood Ranch to design the project.
