Kevin and Wanda Campbell, owners of the RV dealership Campbell RV, purchased the 3.4-acre Pro Lawn Supply property for $1.5 million.
The price equated to $441,176 per acre or $166 per square foot. That figure is higher than the two-year average price per square foot for industrial space ($41) in the Tampa Bay area, according to the
CoStar Group.
According to the Sarasota County Property Appraiser's office, the site has three buildings, constructed between 1973 and 1984,with a total of 9,038 square feet of gross area.
“We've been leasing 1.5 acre there from Pro Lawn for several years,” says Kevin Campbell. “This will give us more room for sales and parking for our service facility across the road. We needed more room desperately.”
The company plans to remove a modular office on the property and to use another building for sales, accounting and as a camper showroom.
The purchase entity, Campbell Enterprises Inc., mortgaged the property to Gateway Bank of Southwest Florida for two loans totaling $1.62 million.
