An investment group led by Robert Manuel Tomas, manager of the Texas company U Connect Medical LLC, purchased a 25,370-square-foot office building for $2.2 million.

The price equated to $87 per square foot. That figure is lower than the two-year average price per square foot for office space ($120) in Southwest Florida, according to the CoStar Group.

Constructed in 1971, the two-story building houses Wells Fargo Bank and the Schneider Centre For Plastic Surgery. It occupies a 2.72-acre site at the Southeast corner of U.S. 41 and College Parkway.

The purchase entity, First-Citizens Bank & Trust Co., mortgaged the property to First-Citizens Bank & Trust Co.
