Retina Health Center founder buys first floor of Vanderbilt building

BUYER: 2210 Vanderbilt Beach Road LLC (principal: Alexander Eaton), Fort Myers

SELLER: SunTrust Bank

PROPERTY: 2210 Vanderbilt Beach Road, Units 101-106, Naples

PRICE: $1.55 million

PREVIOUS PRICE: $2.52 million, October 2003

TITLE FIRM ON DEED: Fidelity National Title of Florida Inc., Orlando

PLANS, DESCRIPTION: A purchase entity led by Dr. Alexander Eaton of Retina Health Center purchased six commercial condominium units covering the entire bottom floor of a Vanderbilt office building for $1.55 million.

The price equated to $174 per square foot.

The buyer acquired a total of 8,908 square feet of net usable office space in the 9-year-old building. VIP Realty is currently leasing half of that space.

Eaton says he is evaluating his plans for the building, but he hopes to have a plan for its use by the first of the year.

Craig Timmins of Investment Properties Corp. handled the transaction.

Eaton is the founder and director of Retina Health Center and has practiced ophthalmology in Southwest Florida since 1993. The medical practice currently operates from a Fort Myers location on Hayley Lane and a Naples location on Venetian Court.

The purchase entity 2210 Vanderbilt Beach Road LLC mortgaged the property to First-Citizens Bank & Trust Co. for $1.24 million.
