Kimley-Horn building sells for $1.51 million

PRICE: $1.51 million

PREVIOUS PRICE: $1.5 million, July 2001

LAW FIRM ON DEED: Bryant Miler Olive PA, Tampa

PLANS, DESCRIPTION: Tampa law firm Thomas & LoCicero PL purchased the 13,153-square-foot former Kimley-Horn building for $1.51 million.

The price equated to $115 per square foot.

The law firm plans to relocate from a slightly smaller leased location at 400 N. Ashley Drive, Suite 1100, Tampa, over to the two-story building.

“We've been renting at our current location, so it makes sense to try to buy rather than lease,” says Jim Lake, a member of the firm. “It will be a little larger, we're currently in about 8,000 square feet. It's [also] relatively close to where we are now and it's convenient to where most of us live now.”

The law firm expects to take the entire second floor and a portion of the first. It plans to lease out the remainder of the space.

Thomas & LoCicero is currently planning to renovate the building layout. The firm hopes to occupy the building early next year.

The purchase entity First Amendment Partners LLC mortgaged the property to The Bank of Tampa for two loans totaling $2.26 million.
