Maryland HVAC distributor buys Naples building

BUYER: Skywater-Naples LLC, Glen Burnie, Md.

SELLER: One Leg In Inc.

PROPERTY: 1736 Trade Center Way, Naples

PRICE: $1.15 million

PREVIOUS PRICE: $915,000, December 1997

ATTORNEY ON DEED: John P. White Esq., Naples

PLANS, DESCRIPTION: Glen Burnie, Md.-based R.E. Michel Co. Inc. purchased a 21,000-square-foot industrial building for $1.15 million.

The price equated to $55 per square foot.

The building features 14,700 square feet of warehouse space, three finished offices, a showroom and a 3,150-square-foot finished mezzanine with six private offices. It will be used as a distribution center for the new ownership.

The two-story building occupies a 1.15-acre site.

Since it acquired the building, the buying entity, Skywater-Naples LLC, has already started work on interior renovations and construction of a loading dock ramp. Clermont's Acuma Contracting LLC is the general contractor for the work.

Christine McManus of Investment Properties Corp. handled the transaction.

R.E. Michel Co. is a wholesale distributor of HVAC equipment, supplies and parts. Locally, it operates locations in Clearwater and Tampa.
