PLANS, DESCRIPTION: Manatee County Rural Health Services Inc. purchased a 17,639-square-foot former dormitory building south of 53rd Avenue West for $1.1 million.
The price equated to $62 per square foot.
David Greenberg with Ian Black Real Estate represented the buyer and John McKay and Jason Bartz of The Riverside Real Estate Co. represented the seller.
Built in 1996 to serve as an assisted-living facility, the 35-room building passed through a variety of owners until it most recently it was used to house students attending IMG Academies, Greenberg says.
Manatee County Rural Health Services plans to convert the large building into a health clinic with both family medicine and pediatrics.
“We found we have a lot of patients coming to us from this area [26th Street down to Bayshore Gardens], but we don't have any centers there,” says Ray Fusco, vice president and chief operating officer for the nonprofit. “Our nearest center is on Manatee Avenue. The building is in really good shape. The really good news is that all of the rooms already have water run to them so we don't have to do a retrofit.”
Manatee County Rural Health Services hopes to perform a minor renovation on the building and have it operational in the next two to three months.
The nonprofit provides healthcare services primarily to the uninsured or under-insured. It operates 19 healthcare centers and two administrative sites.
