BUYER: Hodges University Inc. (principals: John Agnelli, Terry McMahan, John White, Jeanette Brock, Keith Arnold and Michael Prioletti), Naples

SELLER: Nova Southeastern University Inc.

PROPERTY: 4381 Winkler Avenue Extension, Fort Myers

PRICE: $1.2 million

PREVIOUS PRICE: $960,700, January 2005

LAW FIRM ON DEED: Ritter Chusid Bivona & Cohen LLP, Coral Springs

PLANS, DESCRIPTION: Hodges University Inc. purchased a 3.2-acre vacant parcel north of Winkler Avenue near Colonial Boulevard for $1.2 million.

The price equated to $375,000 per acre.

The land is adjacent to a parcel Hodges University is using to develop a three-story, 48,000-square-foot expansion. Construction is scheduled to begin soon on the building at 4501 Colonial Blvd. in Fort Myers, next to the university's existing main building. The 3.2-acre parcel increases Hodges University's total holdings on the site to 20 acres.

The former owner, Nova Southeastern University, has an academic alliance with Hodges University.

“They purchased [the parcel] back in 2004 for the possibility of putting up another structure there,” says Dave Rice vice president of information technology and facilities management for Hodges University. “Since then they have bought another piece of property on Daniels just west of I-75. So it became more of an inventory item for them that they didn't need. So they contacted us.”

The university has no immediate plans for the 3.2-acre property, but Rice says it offers the school a variety of options, including added flexibility in water management and parking requirements.
