BUYER: Sanibel 1523 Inc. (principal: Barry Greenfield), Sanibel

SELLER: MSD Family Limited Co.

PROPERTY: 1523 Periwinkle Way, Sanibel

PRICE: $1.49 million

PREVIOUS PRICE: $680,000, June 1996

LAW FIRM ON DEED: Sheppard Brett Stewart Hersch Kinsey & Hill PA, Fort Myers

PLANS, DESCRIPTION: Barry Greenfield of Sanibel purchased the 200-seat McT's Shrimphouse & Tavern building and parking lot for $1.49 million.

The price equated to $7,425 per seat.

Greenfield is the owner/operator behind The Fish House restaurants on Bonita Beach Road in Bonita Springs and Estero Boulevard on Fort Myers Beach.

Chuck Andrews of Re/Max of the Islands represented the seller and Jack Thomas of Jack Thomas Inc. represented the buyer.

“It's hard to say exactly where the business center of Sanibel is, but it's somewhere around that property,” Thomas says. “It's close enough to the [Sanibel] Causeway that everybody has to drive by it.”

The Business Review was unable to contact Greenfield prior to publication.

The purchase entity mortgaged the property to Henry Block, as trustee of the Fish House Second Mortgage Trust and Lincoln Trust Co., for $250,000 and Sanibel Captiva Community Bank for $1.95 million.
